The Best Market for Home Buyers in a Decade

Issaquah, Sammamish, and the Seattle real estate market lands firmly in buyer’s market territory, though it’s not the most extreme in the country. This is according to a new Redfin report on the US housing market in October. Overall, it’s the best buyer market seen in years.
- There are 19.5% more sellers than buyers in the Seattle market area. It gives buyers clear leverage, but far milder than the national 36.8% gap or the most lopsided markets like Austin, TX, at +115%.
- The median sale price of $844,331 is essentially flat and a sign that sellers are having to meet buyer demands rather than dictate terms.
- Seattle is among other West Coast and Sun Belt cities seeing softer demand and growing inventory.
Rather than using the typical measure of housing supply (how long it would take to sell all homes on the market), they used an interesting approach: analyzing buyer activity on their website, sales activity, and other factors.
If you want North Bend real estate, Sammamish homes for sale, or are looking anywhere else in the Seattle market, right now is one of the better windows in years for negotiating power. Buyers can also take advantage of a slight price softening and an increased selection of homes. On the other hand, sellers face longer market times and may need concessions to close deals. Sellers may want to learn how we save them thousands when selling their home.
